Primary responsibility is the management of the Real Estate Process on a nationwide level for all 260+/- commercial leases. To have a solid understanding of Lease Agreements, terms and conditions and negotiation skills. Organized, solid follow through, ability to multi task, customer service oriented, analytical, and proficient on excel. The Real Estate Manager must be able and willing to travel both domestically and internationally while managing their work load away from the office. The Real Estate Manager owns, manages, and makes periodic change to a set of processes that enables the Real Estate Department to scale, grow and change along with the company.
Reporting to the Associate Real Estate Director, the Real Estate Manager will be responsible for the Corporate Real Estate product delivery life cycle. The Real Estate Manager will work with a team of highly collaborative and talented real estate team members and be responsible for the following:
Manage leases for 260+/- properties throughout the United States.
Manages and negotiates upcoming Lease actions such as renewals, relocations, expansions, extensions and terminations.
Collaborates with key stakeholders, the business unit leaders, the Project management team, and with third-party outsourced providers to timely complete Real Estate projects.
Assists the Associate Real Estate Director with gathering Market Data that is used during the finalization of site selection process.
Coordinates, drafts, and is heavily involved with the site selection process and new center development (New Venture Document, etc.) through the approval process, including obtaining necessary approval signatures.
Interacts with the Legal department on lease modifications.
Manages timely and accurate processing of all rent payments, CAM charges, lease expirations; renewal, amendments, and key trigger dates using an on-line database software system known as Visual Lease.
Reviews CAM, Taxes, Insurance reconciliations received from landlords.
Acts as the Liaison with landlord on repairs or improvements on leased facilities through the Maximo work order program
Manages utilities (connect/disconnect).
Manage Center closing activities.
Builds strong relationships with key stakeholders in all regions.
Ability to thrive in a work environment that is fast paced, dynamic and constantly changing.
Completes projects as assigned by management.
EXPERIENCE & EDUCATION
Bachelors’ degree in business, law or related field
Minimum of 8 years of experience, and highly effective in real estate contract negotiations.
Real estate knowledge. Experience reading and interpreting contracts. Computer skills. Verbal and written skills. Strong familiarity with commercial leases.
Travel required occasionally
